Ennis Gough Property has over 10 years’ experience in our marketplace, selling and renting residential properties. We are qualified valuers, backed up by our membership of IPAV, SCSI and RICS, and the continuous on-going training that those professional institutions provide to us.

We will be happy to advise vendors of their property’s market market value on a free, no obligation basis. We will discuss current market trends, recommend a marketing strategy and advise the property owner how they can add value to their property with pre-sale improvements or repairs. We will set out and agree our proposed fee and suggest a timescale for the successful sale of the property. We can also assist the property owner in obtaining the obligatory BER rating, and explain the legal processes that apply to property sales. Most importantly, we maintain a regular channel of communication with the vendor throughout the sales process so that the property owner is fully briefed on the status of their sale transaction.

HSE Fair Deal Scheme Valuations

Officially known as the Nursing Homes Support Scheme, the “Fair Deal” scheme is a financial support to people who find themselves needing long term nursing care in a nursing home environment. The level of funding support from the HSE is dependent on the value of the person’s assets, and a valuation of the person’s family home (and other properties/land as applicable) is required. Probate Valuations

When a loved one passes away, the executor of the estate needs to provide a value of the deceased person’s combined assets to the solicitor handling the estate. The value of the assets is required for the grant of a probate certificate, and the calculation of any inheritance taxes or capital acquisition taxes that may arise from the transfer of assets to the beneficiaries of the estate. The probate valuation of the deceased person’s home can prove distressing for next-of-kin, and we are committed to conducting this important task with the utmost respect and sensitivity to the deceased and their families.
